High heat and non-stick pans are not a good combination healthwise. Straight black cast iron ones are indestructable and self curing if you don't steel wool them. Just wash and wipe with a light coat of oil.

The key is that the grill or pan has to be HOT. If it's a grille, close the top and watch the thermometer. When the temperature levels off at a high point, drop the lubricated (melted butter, olive oil, vegetable or peanut oil, salad dressing...your choice) steaks on the fire. Close the grille, open...

Nothing in this country comes for free. Out our way, they're encouraging hooking up to town water. We have wells that test fine. As I understand it, a first coat of a different color lets you know when the Micron extra has worn down to the point of needing retouching or repainting. My guess is that the hard coated ablative keeps giving you antifouling protection until you apply more Micron Extra.

Peter- Without the pulpit, you'd have to go up on the bow to pick up and control the anchor. No fun in rocking conditions and/or with just you to do it with your family on board. With the pulpit the windlass will lock it up up there. Once that anchor comes out of the water, the length of the pulpit ...

I don't know economics of the purchase or the purchasers, but factor in the reality of a future resale. If limited to your immediate area, fine. Anyone outside that would have to include the price of a new tank installation/deck in his bargaining.
